Three 55+ Trends We’re Watching In 2023

In recent years, 55+ communities have reinvented themselves. Now rightfully coined “active adult” and “55 or better,” these communities are ever-evolving to fit the needs of their lively residents. Exclusive amenities like private pickleball courts, resort-style pools, and curated outdoor experiences have proven to be must-haves for residents looking to level up their lifestyles.

Here are three of the top trends in 55+ communities we’re watching.

Domestic Migration 

In the latter half of 2022, we saw various migration patterns from coast to coast in our communities. While Tehaleh in Bonney Lake, Washington, saw 76.7% of buyers coming from in-state, Nexton in Summerville, South Carolina, saw 52% of buyers coming from out-of-state. Our research shows that the main reasons for migration among 55+ buyers include proximity to family, lower cost of living, retirement, and remote work. With more than three million adults age 65 and older moving every year, we anticipate this trend will continue in 2023. 

The desire to be closer to family and friends is the #1 reason 55+ buyers purchased a new home.

Buyer Design Preferences

At this stage in life, 55+ buyers have well-developed ideas for the look and feel of their homes. They want to create a relaxing, healthy atmosphere, which means outdoor space is often at the top of their list. Welcoming front porches and covered patios allow buyers to enjoy indoor/outdoor living and are perfect for entertaining guests or relaxing. 

Although these age-qualified communities are home to truly active adults, design choices that allow for aging in place are important to these buyers in the long run. Slip-resistant flooring, wide-framed doorways and one-level living options provide functional features for homes to age with their owners.
